Vacancy Description:

Our client is a leading design & build fit out division that predominantly works in the London/SE area and in most major cities in the UK delivering high end commercial real estate. As they continue to grow and turnover continues to increase, the company now needs to add a Preconstruction Manager to their team.

The main purpose of the role is to provide accurate cost plans to win projects in both negotiated contracts and competitive tender returns. Identify and articulate to the Project Team risks and opportunities for projects in terms of cost and margin.

Key Responsibilities include:

Pre-Construction Process

- Upon receipt of a tender enquiry, undertake an accurate review of the documentation. Carry out a project analysis. Prepare subcontractor and supplier enquiries ensuring each is supplied with the full and relevant information to price their trades. Select suitable subcontractors and suppliers for each relevant trade.
- After review of documents and discussion with Project Team, decide pricing/programme strategy approach for each particular Project.
- Undertake site surveys / visits with subcontractors and suppliers (if necessary) to analyse any potential risks and highlight as appropriate. Any risks should be highlighted as soon as possible.
- Review / analyse quotations from suitable subcontractors and suppliers for inclusion in the cost plan.
- Project adjudication with MD and Project Manager. Ensure each trade is accountable for all required elements including design and any Third Party Rights / Warranties with the objective to ensure liabilities are back to back with the subcontractors/suppliers.
-Attend pre-construction meetings with Client and Client Team to discuss any matters pertaining to tender submission, be able to offer sound value engineering options and advice, be able to offer estimates of cost variations for alterations to design.
- Implement and complete hand over process with Project Manager.
- Working with each Project Manager to place Purchase Orders with the selected subcontractors and suppliers who will be working on each project. Ensure subcontractors have capacity to carry out project and has no hidden costs.
- Negotiate 'best value' with each subcontractor and supplier.
- Continual liaison with and support for Project Manager throughout each Project.
- Cost control of each Project, ensuring margins are met, all VOs are accounted for and costed accordingly.
- As a user, assist in the development of internal software.

- Knowledge of Microsoft Office to include Microsoft Word, Excel, Project, Power Point, E- mail and Internet use.
- Be able to work from bills of quantities or drawings in CAD format.


- Minimum 3 - 4 years experience of operating in a similar role within a Design & Build environment
- Tenant Fit out experience (desirable)
- Ideally have the ability to then deliver the scheme on site as a Project Manager
